nnyRealty.com was established
in 1998 to help individual property owners (FSBO) and banks (REO) get the
exposure they need to sell their real estate without having to use a real
estate broker. Since then our website (without any exaggeration) has helped
our clients to sell well over 15 million dollars worth of property, saving
them several thousands in real estate brokerage fees/commissions.
Having been a successful Real
Estate Broker, I initially thought about making my website a national website
like Forsalebyowner.com. I soon realized that I didn't have the funds to
compete with these other websites on a national level and didn't want to
be "A small fish in a very large pond". I also didn't want to
become a business that didn't offer a personal touch with their clients.
A website business that didn't have direct contact with their clients and
couldn't advise them along the way. Consquently, I decided to be a "large
fish in a small pond" concentrating my efforts in Northern New York.

Independent nnyRealty Listing Agents will receive compensation based upon
their qualifications, skills and how much work/effort is involved in the
acquisition of property listings. The more you can do, the more you'll be
paid. Compensation is also based upon a percentage of the total listing
fees paid which may vary in different counties/areas.
1. Listing Client
Referrals. Simply refer a property FSBO listing client to nnyRealty.com
and receive 15% for the first referral and 25% (for subsequent referral's)
of the current listing fee for confirmed paid listings. We'll take the photos
and do the rest of the work.
2. Obtain a For
Sale by Owner listing client on your own, take the photos, obtain listing
details (within our stated
listing guidelines), then submit/ forward/ e-mail them to nnyRealty.com
for completion of the listing and receive 25 to 75% of the paid listing
3. Obtain real estate
related advertising clients for nnyRealty.com and receive up to 40% of the
ad fee for prepaid 1 year contracts. nnyRealty will perform all of the ad
design work. If you do the ad design work, you'll receive 50% of the ad
fees. (Subject to ad size, placement within our website and other established
4. Research and
submit bank foreclosure (REO) leads from local county records and/or banks/mortgage
companies. Receive 10% commission for each referral that results in a paid
foreclosure listing or make the contacts and secure the listings yourself
(and take/obtain photos and listing details) to receive up to 25 to 75%
of the paid REO listing fees.
Compensation. The above stated compensation rates are meant
to be minimum commission/compensation rates only and may be modified/increased
based upon a yet to be determined formula/scale for high performing listing
agents. Other incentives above and beyond those already stated may include
the granting of exclusive nnyRealty marketing and/or listing rights within
selected counties.While I have yet to figure it all out in finite detail,
my bottom line is this ... " The more you can do, the more you'll get
Marketing Materials. Independent Listing Agents may be required
to purchase nnyRealty marketing materials (at our cost) based upon the level
of their involvement with nnyRealty.com. These materials may include nnyRealty
Business Cards and Yard Signs. As Independent Contractors/ Listing Agents
these items as well as other in home office costs would/may classify as
tax deductible business expenses.
FSBO Marketing Areas: Northern St. Lawrence County, Franklin
County, North and Southern Herkimer County, Oswego and Oneida Counties.
Other Upstate NY Counties considered.
I'll personally go with you on your first FSBO listing (and more if necessary)
and guide you through the listing process. I've also developed detailed
"Photographic Guidelines" to be used in all of our listings. Additionally,
I'll provide you with guidance on how to contact prospective FSBO Clients
and what to say etc.
